What a Pedregal custom home builder actually does
Pedregal sits above Cabo San Lucas on granite that drops toward the Pacific, Lands End, and the town. The community is gated. The streets switchback. Lots are often steep, and the house that belongs here has to sit on rock, pass the neighbors, and look like it was drawn for this hill — not dropped from a plan used somewhere else on the corridor.

A hillside villa is not finished when the last tile is set if the way the site was run burned the street. We take the gate as a real constraint, the same way we take the granite.
HOA and architectural review
Gated Pedregal has community rules and an architectural review. Height, massing, materials, roof, and how the villa meets the street and the view are reviewed. The point is not to flatten every house into one style. The point is that a new wall or a new roof has to live next to houses that already earned their place on the rock. We plan for that review from the first conversation — on a lot or on an existing villa — instead of treating it as paperwork after the drawings are already stubborn.
Cliff lots and granite
Many Pedregal lots are cliff or hillside lots. Access can be tight. Retaining, drainage, and how the house steps down the slope decide whether a terrace is usable or only a photograph. The rock is not a backdrop. It is the job. New construction has to read the grade before it promises a pool or a glass corner. A remodel has to admit what the existing structure will allow on that same slope. If the lot cannot carry the drawing, the drawing changes.
New construction and villa remodel
On a vacant lot, the work is a custom villa for this hillside — through review, to a finish that belongs in the neighborhood. On an existing house, the work is a Pedregal villa remodel: opened to the view, or refined in place. Both have to live with granite, grade, gates, and architectural review. Neither is a generic Los Cabos contractor package with Pedregal written in the headline.
